Get Started – Five Golden Rules
1. Add a property and be sure to choose a template. Please note: Someone from our support team will be in touch when your property templates have been loaded for you (usually within 48 hours of activation). We like to call first, introduce ourselves and ensure the most relevant ‘off-the-shelf’ templates has been uploaded.
2. Close background Apps. Running too many background apps can slow down your device.
3. Work offline or online. Working offline can save on data charges and avoid any signal blackspots.
4. Avoid taking unnecessary photos (e.g every light switch). A neat way to do this is by using ‘General Overview’ pictures to capture general room perspective (e.g capture the light fittings and ceilings in a few shots).
5. Get familiar with the clone feature. The clone button will duplicate the description of an item from one room to another.

Not sure what we mean by some of the above terminology, below is a brief outline of key feature buzz words and the benefits they provide using our App.
Time Saving Templates: Templates enable you to drastically reduce time spent at a property by giving a head-start on common ‘Dispute Avoidance’ issues. For example, with ‘Ceiling’ we’ll make the assumption they’re free of marks and mould in each room if a ‘Good Master Copy’ template is chosen. Giving you a head-start means that you can then add the finer detail when at the property, or in some cases simply use the template.
Describe Items: Providing adequate descriptions is perhaps the most important aspect of a property inventory report. The dilemma is often that it takes time to create such descriptions and it’s often very repetitive. Our property inventory software has a range of great features to help you identify descriptions quickly with helpful prompts along the way. Moreover, once you’ve described an item at a property once, we’ll remember it forever, saving you time as tenants come and go. Voice dictate instantly or choose from our canned descriptions library (or both at the same time).
Clone Item Descriptions: Most properties have recurring item descriptions. Rather than stating the obvious twice, simply tap the ‘Clone Item Description’ box and our property inventory App will clone the description to all future items with the same name. Here’s the clever bit…you can change a single description if you find an exception to the rule. For example, if 4/5 ceilings are artexed white but 1/5 is plastered white, then you can use the clone button for the majority, but change the odd one out. It’s very intuitive and saves lots of time. Time is precious – don’t repeat yourself.
Taking Photographs: In addition to assigning pictures to relevant rooms and items automatically, the final property inventory PDF will also have referenced links within the description field. Clicking the links will take the reader straight to the appropriate pictures. When an interim visit or check-out is performed, previous pictures are displayed side-by-side, enabling a direct ‘live’ comparison to be made before and after.
Adding rooms and items is simple: As well as adding rooms and items from our library, you can also include your own bespokely. The benefit of adding an item from our library is that it will come with supporting description suggestions. For example, adding a ‘Smoke Alarm’ will enable you to quickly specify: its location; if the test function is working or not; battery detail; age; brand etc.
Navigating your reports: Navigating your report screen is simple with our overview screen. Jump in and out of: Rooms & Spaces; Utilities; Check-in/Out Details; Report Notes; Tenant Details and; Signatures.
